Renting in Japan is easier when you understand the order of the process. Many problems happen because applicants start viewing rooms before they know the documents, fees, and screening rules.

1. Decide your search conditions

Confirm your city, station, commute time, budget, room size, move-in date, pet needs, and whether you need furniture. A clear search brief helps the agent filter unsuitable properties early.

2. Prepare your documents

Most applicants need a residence card or passport, visa information, phone number, employment or school proof, income proof, and an emergency contact in Japan.

3. View foreigner-friendly properties

Ask the agent to show only listings that can accept foreign residents. This reduces wasted applications and avoids landlords who will reject foreign tenants automatically.

4. Apply and pass screening

The landlord and guarantor company check income, visa length, contact details, and risk. Incomplete applications can fail even when income is sufficient.

5. Sign and move in

After approval, review the contract, pay initial costs, arrange utilities, receive keys, and record the room condition when you move in.
